What we've learned working North York yards
We work North York west of Leslie — Don Mills, Willowdale, Bayview Village, Lansing, Henry Farm, Graydon Hall. The lots are bigger than Toronto but the work is more nuanced than Scarborough. Here's what actually matters.
Soil profile is much better than Scarborough. Most of North York sits on deep loam over clay subsoil — up to 2 ft of workable topsoil before you hit the heavy stuff. That means turf establishes faster, garden beds drain better, and you can get away with shallower interlocking base depth in residential applications. The exception is ravine-edge lots backing onto the Don Valley system (parts of Graydon Hall, Don Mills, the streets around Wilket Creek): variable subsoil, slope-driven drainage, sometimes exposed bedrock. We do a soil probe on every quote in those areas before pricing major work.
Mature canopy = shade-tolerant grass mixes. The 1960s-era ranches and split-levels along Bayview, Sheppard, and Don Mills have established silver maples and Norway maples that throw deep shade through summer. Standard Kentucky Bluegrass struggles there. We seed with fine-fescue blends (creeping red, hard fescue, sheep fescue) that tolerate dry shade and don't need the constant irrigation a bluegrass lawn demands. Cuts mowing frequency in shaded areas too.
Existing irrigation systems — coordinate, don't fight. A high percentage of North York properties have inground sprinkler systems installed in the 80s and 90s. Before we trench for new garden beds or excavate for hardscaping, we map the heads + lines and coordinate with whichever irrigation contractor maintains the system. Cutting a feed line under a new patio means a $1,500+ repair you didn't budget for. We've worked with most of the major irrigation companies servicing North York and know how to keep the systems intact.
